What the number is made of

The structure is the cheap part. It is the systems that cost money.

Across the whole range, 73% of a Checa home is HVAC, electrical, plumbing, kitchen and bath. The part everyone pictures when they think about building a house, the walls, roof, floor and partitions, is the other 27%.

That is why speed alone does not make a home cheap, and it is why we industrialised the shell rather than the finishes. Building the structure in a factory takes the unpredictable part of a build off your lot; the systems cost roughly what they cost whoever installs them.

What the price includes

The home itself: factory-built wall panels with windows and doors installed, floor system, roof structure and deck, interior partitions and doors, drywall and finishes, HVAC, electrical, plumbing, kitchen cabinets, counters and appliances, and bath fixtures.

What it does not

Land. Site work, foundation class, utility connections to the lot, permits and impact fees, and any unusual site conditions. Those are covered by the site allowance band and confirmed at the free site review.

The band is the home price plus a typical site allowance of 10% to 35%. It is an estimate, not a quote. The firm number exists only at design freeze, after the site review.

What does a Checa home cost?
Homes start at $50,000 and run to $85,000 for the largest three-bedroom. Once typical site work is added, the all-in range is $55,000 to $120,000. Land is separate.
Is that the all-in price?
The "from" figure is the home itself: panels, roof, floor, interior walls, drywall and finishes, HVAC, electrical, plumbing, kitchen and bath. On top of that sits a site allowance of 10% to 35% covering foundation, site work, utility connections and permits, which depend entirely on your lot. The band shown on every model page is the home plus that allowance.
What is not included in the price?
Land. Site work, foundation class, utility connections to the lot, permits and impact fees, and any unusual site conditions. Those are covered by the site allowance band and confirmed at the free site review.
Does the price include land?
No. Land is bought separately, and its price depends on the lot. If you do not have a lot yet, Checa Discover searches real parcels and shows what fits on each one.
How firm is the price?
The home figure is firm for the model as specified. The all-in band is an estimate until we have seen your lot: soil, slope, flood zone and utility access move the site number. The firm all-in number exists at design freeze, after a free site review.
Why can Checa publish prices when most builders cannot?
Because the homes are built from a fixed catalog of panels and components, each one priced against a real product with a real supplier. A traditional builder is assembling a one-off from 27 separate trades, so they genuinely do not know the number until the bids come back. We price from the same engine that produces the bill of materials we build from, so the number exists before you ask for it.
What does a Checa home cost per square foot?
Between $80 and $188 per square foot all-in, including the site allowance. Smaller homes cost more per foot, because a kitchen, a bathroom and an HVAC system cost roughly the same whether they sit in 400 square feet or 1,100.
