What each upgrade actually costs

Because every model is priced by the same engine from the same catalog, comparing two of them isolates the cost of a single decision. This is the closest thing to a price list for building choices that anyone can publish.

A second bathroom costs $5,400

The Cypress and The Sycamore are the same 864 square feet on the same 36 by 24 foot footprint, with the same number of bedrooms. The only difference between them is that The Sycamore has 2 bathrooms where The Cypress has 1.

The whole price gap is $5,400: $70,746 against $76,146. That is the fixtures, the vanity and the additional plumbing run, and it is the real number rather than an allowance.

An extra square foot costs $36, not $89

The Sycamore and The Pecan have the same bedrooms and the same bathrooms. The Pecan is 144 square feet larger, and costs $5,228 more. That is $36 for each additional square foot.

The average across the range is $89 per square foot for the home. So space at the margin costs less than half what the average implies, because the expensive content, the kitchen, the bathrooms and the heating system, is already paid for. Once you are building at all, the room is the cheap part.

The practical consequence: if you are hesitating between two sizes, the larger one is usually better value per foot than the comparison you are making in your head.

Shape costs money too

Exterior wall is the part we manufacture, and a square encloses any given floor area with less of it than any other rectangle. So two homes of the same size can carry different amounts of the expensive component purely because of their proportions.

The Mesquite is the clearest case in our range: 40 by 16 feet, which wraps 640 square feet in 112 linear feet of exterior wall. A square enclosing the same area would need about 101 feet, so its proportions cost roughly 11 extra feet of manufactured wall, about 11% more.

That is not a flaw. A long plan is how you get glass down one wall, light from two sides, and rooms that never look at each other. The Agave takes the opposite trade at 20 by 20 feet. Both are worth buying; it is worth knowing which one you are buying.
