What site work costs, and what drives it

The home has a fixed price. The lot does not. This is the part of a build that genuinely cannot be quoted from a website, and here is how we handle it honestly.

The allowance

We add 10% to 35% to the home price to cover foundation, site work, utility connections to the lot, permits and impact fees. That is the band you see on every model page.

It is an allowance, not a quote. A flat, serviced lot with good soil lands near the bottom. A steep lot with heavy clay and no utilities at the property line lands near the top, or above it.

The five factors that move it

These are the drivers we resolve for a specific parcel before anyone commits to anything. Every one of them is knowable from public data plus a site visit.

Soil clay contentHigh-clay soils shrink and swell with moisture, so they demand a stiffer, more expensive foundation.
Hydric groundGround that holds water needs drainage work before anything is poured.
SlopeA flat pad is cheap. Every degree of grade adds excavation, retaining and drainage.
Flood zoneA mapped flood zone can require elevation, which changes the foundation and the insurance.
Utility accessMunicipal water, sewer and power at the property line are the cheap case. A long private run is not.
